Preparing a home for market
Every seller’s situation is different. Many times Probate properties are sold “AS IS”. However, in some situations a little spruce up can go a long way. Here are a few home improvement tips to get your home ready to sell.

Paint: Add a fresh coat of paint if needed. For more rustic homes, choose a warm white such as Swiss Coffee from Dunn Edwards or Behr Swiss Coffee. Choose a cool white for more contemporary environments.
Electrical: Update outlets to Lutron Architectural (or similar) and replace recessed light fixtures to energy saving LED fixtures.
Flooring: deep clean carpets and flooring. Replace damaged carpet.
EASY DIY REPAIRS
Perform a deep clean of the entire home to remove dust, cobwebs and mold. Vacuum in all the nooks and crannies and behind appliances such as the refrigerator, washer and dryer.
Repair doors and cabinets that do not close properly.
Caulk kitchen and bath tile and grout.
Spruce up your front yard and gardens.
Create a welcoming patio.
