Preparing a home for market

Every seller’s situation is different. Many times Probate properties are sold “AS IS”. However, in some situations a little spruce up can go a long way. Here are a few home improvement tips to get your home ready to sell.

  • Paint: Add a fresh coat of paint if needed. For more rustic homes, choose a warm white such as Swiss Coffee from Dunn Edwards or Behr Swiss Coffee. Choose a cool white for more contemporary environments.

  • Electrical: Update outlets to Lutron Architectural (or similar) and replace recessed light fixtures to energy saving LED fixtures.

  • Flooring: deep clean carpets and flooring. Replace damaged carpet.

EASY DIY REPAIRS

  • Perform a deep clean of the entire home to remove dust, cobwebs and mold. Vacuum in all the nooks and crannies and behind appliances such as the refrigerator, washer and dryer.

  • Repair doors and cabinets that do not close properly.

  • Caulk kitchen and bath tile and grout.

  • Spruce up your front yard and gardens.

  • Create a welcoming patio.

  • Updated kitchen and bath fixtures and hardware.
